Settlement for Buyers
If you’re buying a property, we will:
- Examine the contract, annexures & special conditions
- Search Landgate (Title) records to ensure that:
- The property described in the contract is in fact the property you intend to purchase
- You are aware of any encumbrances which could affect your enjoyment of the property
- Any encumbrances that should be removed are removed
- Ensure that all conditions of the contract are completed on time & to your satisfaction
- Liaise with your lender to ensure that they will be ready to settle on the due date
- Ensure no outstanding orders have been placed on the property by government departments
- Prepare the correct documentation for signing by you
- Ensure that the contract is lodged & stamp duty (if applicable) is paid within the required timeframes
- Adjust shire & water rates and ensure they are all paid up to date at the time of settlement
- Attend settlement on your behalf to ensure that documentation is in order & correct funds are paid to the seller
- Ensure the property is transferred into your name after settlement
